Construction:
Traditional Construction Services are available to fit the needs of the homeowner or a commercial building owner from a small remodeling project to commercial buildouts and turnkey construction of custom homes or commercial buildings.

 

Project Feasibility:
Is the process of determining if a project can be successfully complete as desired by the owner on a specific parcel of land and is often overlooked making it the costliest mistake in construction. This can be from a new home or a commercial investment on a raw piece of land or an addition on an existing home or commercial building. Items that are reviewed a Feasibility Study include zoning / land use verification, setbacks, utility verification, soil quality and bearing capacity as well as environmental issues (species impacts and prior pollution). Also reviewed are the Survey, Deed Restrictions and Property Access which may also include traffic on adjacent roads (commonly required on commercial projects) as well as any previous improvements that may or may not have been properly permitted.

 

Drafting Services:
Drafting services are available for all phases, from conceptual designs to final design including surveying and site planning to full architectural drawings. Drafting Services are also available for specialty drawings in other fields such as machine parts and patent drawings.

 

Project Management:
Services are available to the Do-It-Yourselfer or the Owner/Builder even if the work is contracted through another builder as listed below:

 

Peer Review:
Is a detailed review of the Design, Plans and Specifications to identify and resolve conflicts in the plans, bad dimension as well as ambiguous or inaccurate details that will slow the project down. It also confirms what the owner wants or expects is exactly what is designed and specified. A Peer Review will save the Owner time and money by eliminating delays and changes which are extremely costly once construction is started.

 

Specifications / Scope of Work:
Is the most important part of a project and it must be accurate before the bid process begins or prices are quoted. This service can be a review of existing documents or we can provide our standard documents or draft documents specific to your project. This service is extremely critical because it defines exactly what the owner wants and expects of the contractor or subcontractor. Not accurately defining the materials or services expected of the workmen is the number one cause of contract disputes resulting in lawsuits due to a lack of quality as well as projects that do not meet the Owners satisfaction and as a result are never on schedule or within budget.

 

Field Monitoring & Management or Supervision:
Is a Quality and Scheduling Assurance process. Site visits are conducted on regularly scheduled intervals to verify the work is being done per the plans and specifications.

Progress is compared to the schedule, questions and errors are identified, and solutions are recommended to keep the project on schedule and within budget. This can be on a per visit or full time Project Supervision.

 

Project Administration:
Is the clerical and financial phase of the project that is least understood by homeowners and professionals. There are two basic interconnected phases. The first part starts with providing and legally filing Notice of Commencement and tracking Notice to Owners (NTO’s) which are required by law and sent to the Owner by anyone one who works on the project. The second part to review pay applications against the work completed to confirm payment is due. The interconnection is coordinating pay applications with NTO’s on file and collecting Partial and Final Release of Liens from the contractor prior to releasing any payments. Close Out documents are also prepared which including reviews and verifications of Final Inspections and Warranties plus a final review of Lien Releases and the contractors Final Affidavit.

 

Drone Photography:
Drone photography services are available for Sales Brochures, Construction Documentation for Record Purposes and Financial Draw Certifications as well as Inspection Services.

 

Inspection Services:
Inspection Services include inspections for both resale and new construction which contract documents to assure contract requirements are met.
